Loft 219

New York, NY

This project combines three separate pre-war apartments into a loft home for a family of five, including three teenage boys. The program includes four bedrooms, a library alcove, two home offices, a gourmet kitchen, new foyer and art gallery, living, and dining spaces, and a sound-isolated rehearsal room for amplified music. New mechanical systems use intake air from the courtyard and roof-mounted condenser units.

Bamboo-clad interior columns create an interior street that connects the family spaces of the apartment. The living, dining, and library alcove are arranged as a single loft-like space against the windows to maximize views of the city.
